The Value-add Fund Series

The Newcore Strategic Situations Value-add fund series invests into social infrastructure, storage and accommodation strategies (or assets that can be converted into these sectors) within the UK. Newcore are seeking opportunities to create secure income or to deliver fit for purpose operational assets across these sectors through refurbishing, re-positioning and developing properties with a focus on the South East and South West of England.

Newcore currently manages c.£110m of UK real estate within the series and is actively investing Fund IV, which has £100m of investment capacity. Newcore is seeking opportunities with the following characteristics:-

  • Core-plus and value-add opportunities in the alternative real estate sectors.
  • Individual lots of between £1.0m and £30.0m.
  • Portfolio opportunities up to c.£80.0m
  • Focus on the South of England and strong heritage centres elsewhere in the UK.
  • Opportunities to work in joint partnership with ‘first-in-class’ operators.
  • Opportunities to acquire asset-backed operational businesses.

The Separate Accounts

Newcore manages c.£100m of UK real estate assets through separate accounts and is actively looking for value-add, core-plus and core income across the various sectors but with a focus on existing social infrastructure, storage and accommodation strategies and assets that can be converted into these sectors in the short, medium or long term,  to create a balanced portfolio across the risk spectrum.  

  • Newcore is currently seeking opportunities with the following characteristics:-
  • Individual lots of between £1.0m and £6.0m.
  • Portfolio opportunities up to c.£30.0m
  • Focus on the South of England and strong heritage centres elsewhere in the UK.
  • Opportunities to work in joint partnership with ‘first-in-class’ operators.

  • Educational assets (schools, children’s nurseries) and properties of a D1 planning consent which could suit these uses.
  • Magistrates Courts
  • Doctors Surgeries and Dental Practices.
  • Clinical and Elderly Healthcare – Care homes.
  • Rehabilitation Centres (post operation and addiction / well being centres)
  • Motorway service stations
  • Petrol Filling Stations
  • Car showrooms
  • Waste transfer / Recycling Sites
  • Prisons
  • Cemeteries

Storage

  • Industrial open storage sites
  • Domestic storage sites
  • Energy Storage – sites for battery, oil and fuel storage.   
  • Car parking – existing and sites which could suit.

  • Senior Living – assisted and retirement living.

  • Hostels
  • Houses of Multiple Occupation (HMO)
